Inquiry regarding real estate that has not been put up for sale

Machine translationRead the Arabic original
Q2: The heirs asked me for a ruling regarding real estate that has not been offered for sale at real estate offices or in local newspapers. If a buyer comes along at a suitable price and the sale is completed, what is their position regarding zakah : Is zakah obligatory on those assets, or is it not obligatory until they are sold and their value is received? And is zakah paid for the years during which they remained unsold, or for just one year?
A2: As for real estate that is offered for sale, zakah is obligatory on it if a lunar year has passed over it, by estimating its value at the time the obligation becomes due and paying out one-quarter of a tenth, even if it is not listed with real estate offices.
