The Shaykh : As for his gifting it to the son without the daughters, this is forbidden and not permissible, because the Prophet (peace and blessings be upon him) said:
Be afraid of Allah, and be just to your children. اتقوا الله واعدلوا بين أولادكم
Sahih al-Bukhari 2587
As for selling it to the son, if he sold it for the market price, meaning at a value equal to what he would get if he sold it to someone else, then there is nothing wrong with it, because there is no gift or favoritism in that. But if he sold it for less than the market price, then that is forbidden and not permissible, because that falls under the category of preferring some over others. Yes.
