The Shaykh : First, you must know that real estate prepared for investment does not have zakah, even if its value reaches millions. So if we assume that a merchant puts his money in real estate to rent it out and invest in it, he owes nothing on these properties, based on the saying of the Prophet (peace and blessings be upon him):
No Sadaqa is due from a Muslim on his slave or horse ليس على المسلم في عبده ولا فرسه وصدقة

. These properties are taken by a person for himself; he wants to invest in them, but the zakah is on the rent. If a lunar year of possession has passed from the contract, he must pay its zakah, if it remains. If it does not remain, he owes no zakah, because some people, when the rent comes to them, collect it and buy another property with it before a lunar year of possession has passed from the contract.
