Question:
Some sellers do not sell anything without swearing an oath over it?

Answer:
It is not permissible, just as the Prophet (peace and blessings be upon him) forbade it. It is not permissible to swear oaths in buying and selling. In the hadith:
Three are the persons with whom Allah would neither speakثلاث لا يكلمهم الله..
Sahih Muslim 108a
The hadith includes:
And a man who made his trade such that he does not sell except with an oath and does not buy except with an oathورجل جعل الله بضاعته لا يبيع إلا بيمينه ولا يشتري إلا بيمينه
One should be cautious regarding oaths. Allah says:
And keep your oathsوَاحْفَظُوا أَيْمَانَكُمْ
[Al-Ma'idah: 89] But if the oath is to affirm good, call to good, or warn against evil, then there is no harm.
