What is the ruling on paying zakah on the rent of a shop?

Machine translationRead the Arabic original
The Shaykh : May Allah guide you. What are you saying? You are speaking like I am. You want to say "renting out," but you are saying "renting."

The questioner : Renting out, yes.

The Shaykh : Renting applies to the tenant. The tenant does not have zakah on the house, nor on anything else. Rather, the rent that the landlord receives becomes subject to zakah if he reaches the nisab, it accumulates with him, and a lunar year passes over it.

The questioner : It accumulates with him in wealth, O Shaykh.

The Shaykh: Yes.

The questioner : It accumulates with him in wealth means, as you say, he has wealth that reaches the nisab.

The Shaykh : That is correct.

The questioner : May Allah reward you with good.

The Shaykh : And beware of that.
The student: Peace be upon you.

The Shaykh: And upon you peace.
The student : How are you, our Shaykh? May Allah bless you.

The Shaykh : How are you? I hope you are well.
The student : Leave the Shaykh alone. May Allah guide you.

The Shaykh : May Allah preserve you.
