Ruling on Giving a Gift Specifically to the Only Son

Question: Your Eminence, Shaykh 'Abd al-'Aziz ibn Baz (may Allah preserve him).
Peace be upon you, and Allah's mercy and blessings. After that:
I ask you to issue a ruling on a matter concerning me, which is:
I am the only son among four sisters, and my father, praise be to Allah, is well-off and owns property; agricultural land and two houses. My father wants to give me a piece of land measuring (2) qirats; that is, it constitutes only a small portion of his property (much less than one-third), and this is in the form of a sale, with a sale contract, knowing that I have not paid a price for this land because I am his only son. I am fully confident in the love my sisters have for me, and they will not object, knowing that I have not consulted them about this.
So, is it permissible for my father to do this, considering that I am his only son, or must I pay him the price of this land, or must I obtain the approval of my sisters, with their contentment and consent to this sale, without paying a price for the land? Please inform us, may Allah reward you, and may Allah reward you with the best reward.
And upon you be peace, and Allah’s mercy and blessings, after that:
It is not permissible for your father to give you a gift to the exclusion of your sisters, even under the name of a sale; because of the saying of the Prophet (peace and blessings be upon him):
Be afraid of Allah, and be just to your children.اتقوا الله، واعدلوا بين أولادكم

It is agreed upon that it is authentic.
But if your sisters are guided and they consent to him giving you something, there is no harm, on the condition that their consent is genuine, not through threat and intimidation, or the like of that which causes them to agree to giving you something specifically without their true consent.
The description of fairness: that he equalizes between the sons and daughters. If they are different, males and females, he gives the male the share of two females, like inheritance; because of the hadith mentioned.
