Question: Is it permissible to give gifts to some of one's children and not others? And is it permissible for one who owns real estate and other assets to register some of them in the name of his only son, given that his mother and some relatives are still alive?

Answer: If he has children, he must not give them unequal gifts, or give to some and leave out others. Rather, he must be just, whether it is called a gift or a present; it is all the same. He must be just, because the Messenger (peace and blessings be upon him) said:
Be afraid of Allah, and be just to your children.اتقوا الله، واعدلوا بين أولادكم
Sahih al-Bukhari 2587
And he said:
Would you like them to be equal in their kind treatment of you?أيسرك أن يكونوا لك في البر سواء؟
Bulugh al-Maram 7:185

And Bashir ibn Sa'd al-Ansari came and said: I gave a slave boy to one of my sons. He said:

There must be equality and justice in giving gifts between men and women. The male has the share of two females, just as in inheritance. Nor is it permissible to make a bequest to them; they must be equal in the gift, and one must not be favored over another. Even if one of them is more dutiful to him or poorer, his right is what Allah has written for him in inheritance. However, there is no harm in providing maintenance if he has young children; he must provide for them, while for the older ones, Allah has made them self-sufficient from His bounty, so he does not provide for them. Maintenance is obligatory for him for the young poor, or for other poor people. If some of his children are wealthy and some are poor, he must provide for the poor until Allah makes them wealthy. There is no injustice in this, because their maintenance is obligatory due to their poverty.
